Frisco TX sold 2,258 homes in 2011, 10% less than the volume of 2010 (2,458 units). The chart above showcase the Sold Market activities from the past 5 years. Looking at the trend, it looks like there are less homes available for sale, in addition to less homes actually sold. Home seller are staying where they are at, having not much reason to sell because the prices are not as attractive enough to move on.

The Average Sales Price have increased in the past few years. For 2011, the average sales price is $307,832, an 8% increase from the prior year (2010) of $281,738.

Just by reviewing the Average Sales Price increasing does not necessarily mean the Frisco TX real estate market is improving. We must review the average sales price per square feet at the same time. Overall, the average sales price per square feet over the past 5 years have not significantly increased (2010 at $94/sf and 2011 at $95/sf), which means Frisco TX home buyers are purchasing larger homes for even larger square footage.

Average size for 2010 was 3,000 square feet and average size for 2011 was 3,250 square feet.
