Frisco TX welcomes rain, Stage 3 Water Restriction Still Applies

The forecast of the next 2 days (Monday 3/19 and Tuesday 3/20) will be RAIN and more RAIN. Here in Frisco TX, we celebrate any rain we can get.

Frisco TX entered the Stage 3 water restriction since last November 2011, just like all cities surrounding it. The summer drought really took a toll on all the lakes and our water supply.

Although we have been getting rain recently and anticipating a good soak these couple of days, Stage 3 watering rules still apply:

  • Water landscapes and yard only on trash day.
  • Water only with hoses and hand-held devices.
  • Watering around the foundation for up to 2-hours a day.
  • Washing vehicles using hand-held hoses.

The City of Frisco encourages for its residents to turn off sprinkler systems. “Now is the time to save some money on water bill, as well as helping conserve our previous water”. The lakes and reservoirs are at its all-time low.

Penalties and fines can be high for those who do not comply. The first fine is a result of sprinkler shut-off and $25 and the second fine goes up to $250.

Whenever you have a power surge in your home, do check to see if the sprinkler system reset itself. Otherwise, you will be unpleasantly surprised when the Utility personnel from the City pays your home a visit.

Frisco TX changing its community landscapes

Some of the Frisco TX neighborhoods are changing its landscape these days. The Frisco TX neighborhoods affected more than others occur in communities under-going new home construction projects at the same time, foreclosures and short sales  hit the other residents hard.

Developers in Frisco TX subdivisions

When new home builders contract with the land developer, they typically know which lots will be theirs. Some new Frisco TX home communities have multiple builders. The land developer will subdivide lots to the different home builders. More often than not, these home sites are released in stages, so the land developer still owned lots that are not sold or released to the builders.

With this business decision, and the slowing new home sales and starts in Frisco TX, some new home builders decided to stop construction in some Frisco TX communities, especially those with high foreclosure and short sales inventory. At the same time, some new home builders went into bankruptcy.

When a new home development project is established and planned, the developer and the new home builders know how much the homes will typically sell for. The new home builders know what is the minimum features they would use to build those homes for those price points.

Frisco TX home construction as of 2010

In 2010, new home construction in Frisco TX started to pick back up. However, some builders have changed in the previous communities: the previous ones in the higher price points are out and the lower ones are in. There are some communities where most homes should sell in the mid $350Ks range, as an example. As the new home construction continue in previous communities, a new set of builders, with new pricing and new set of finish-out for the homes. Now, this community start at $250Ks.

Effects of changing community price ranges in Frisco TX

The effects for Frisco TX homeowners who purchased in these communities are “real”. When purchasing homes thinking that the community will begin with no less than $350K but now, with the business decisions of developers, land owners and builders, homes start at $250K – this becomes a totally different Frisco TX neighborhood altogether.

The landscapes of the Frisco TX homes are changing. It does not happen in every neighborhood but it happens.

 

Either be very informed about the Frisco TX communities or work with a Frisco TX Realtor who has witnessed and experienced the slowing down of the Frisco TX real estate market.

What’s Coming to Frisco Texas?

Frisco TX In N OutIn 2011, the new businesses opening in Frisco TX includes Costco, Cane’s Chicken Fingers, Whataburger, O’Reilly Auto Parts, In-And-Out Burger and many others. Development is still progressing strong in Frisco TX. More businesses are calling Frisco TX home including:

  • Children’s Lighthouse Day Care on Eldorado Parkway and Hillcrest.
  • Wendy’s Restaurant opened on Eldorado Parkway right by Whataburger and Costco.
  • McDonald’s on Eldorado Parkway by Costco.
  • Forest Park Medical Center is in progress on Main St and Dallas North Tollway.
  • Dairy Queen to be located on the west side of Teel just south of Main Street.
  • A Chicken Express and a Braum’s are proposed on the north side of Main Street, west of Teel Parkway.
  • Del Taco restaurant with drive-through access is proposed in front of the Walmart on Preston Road, just north of Hickory St.
  • A 241-unit apartment complex (Old Hickory Square) is under construction south of Hickory St, south of Walmart.
  • 100,000 st ft office building will start to house game maker Gearbox Software bringing 250 jobs to Frisco TX.
  • Preliminary site plan for the NE corner of Eldorado Parkway and the DNT for a convenience store with gas pumps, two restaurants with drive-through windows, an office building and retail/ restaurant buildings is under review.

Frisco is a city in progress and there are lots of new development currently under construction and in planning here. The City of Frisco truly is a favorable place to do business.

City of Frisco Utility Billing Stops Accepting Visa Credit/Debit Cards

The City of Frisco TX Utility Billing no longer accepts Visa debit and credit card payments due to City’s banking recent contract.

If you have been paying your utility bills with Visa, you have choices of paying your bill with:

  • Paying in person
  • Mailing it
  • Automatically drafted from bank account
  • Paying via Mastercard, Discover or American Express

If you use the Mastercard, Discover or American Express credit cards, there will be a 2% convenience fee added to your bill. Mastercard debit card transactions will not be assessed the additional convenience fee.

A Tale of Two Cities: Frisco Texas & Frisco Colorado

Joanne Hanson – the local area expert of Frisco Colorado and I thought it would be very interesting to write about our two cities. Same name yet with its own distinctive profiles.

Frisco Texas Fast Facts:

Frisco Texas is a city located in the Collin & Denton Counties in the North Texas area. It is in the Central Standard time zone with elevation of 696 feet. Land area of 70 square miles. The city name was founded in honor of the railroad that founded the young town in 1902. The railroad line from San Francisco was shortened to “Frisco”. An estimated 92,345 residents call Frisco, Texas home. The median household income is $85,187 with median housing of $210,200. The closest Metropolitan is Dallas, TX. Major Mike Simpson heads the City of Frisco which is made up of 2 zip codes: 75034, 75035.

Frisco Colorado Fast Facts:

Frisco Colorado is a town in Summit County, in the Silverthorne metro area. 3 square miles. The community was named for San Francisco, CA (a similarity of Frisco, Texas). It is in the Mountain Standard time zone. Elevation is 9,075 feet.The estimated population, in 2003, was 2,490. According to Joanne Hanson, the population grows to almost 7000 people in the Summer. Median household income $62,267. Median house/condo value in Frisco = $349K  Closest Metropolitan = Denver, Co. Mayor is Bernie Zurbriggen. ZipCode: 80443

Pictureque scenery of Frisco Colorado – just like I imagine it to be. This little town is central to 5 premier Colorado Ski Areas including: Copper Mountain, Breckenridge, Keystone, Arapahoe Basin and Loveland. There is a vast difference in scenery for residents in Frisco, Texas. It is a typical growing suburbs of a metropolitan area – 25 miles north of Dallas. Families typically spend their weekends at soccer, football or baseball fields, cooling themselves off in swimming pools or enjoying the jet skis in the lakes while I imagine, the residents in Colorado begin skiing the slopes of the mountains during the winter, and hiking in the summer.

It takes 14 hours to drive 950 miles if you wanted the change of scenery between Frisco, Texas to Frisco, Colorado. Someday, I might just visit the same name yet different state of Frisco!!!

Don't forget your to adjust your CLOCK!

With the weather changing this time of the year, we can all enjoy the outdoor, the cooler breeze and enjoy the savings on our utilities bills. Don’t forget to change your clock comes November 6, 2011 on Sunday at 2 A.M. Most people do this before they go to bed.

Here are a few things to do when you think of having to fall back on the time:

1. Change out the batteries on your smoke detectors. Do this now and again when your spring forward next year.

2. Change out your A/C filters. Do this to start the habit of changing your filter ever 3 months if you have not.

3. Change the filter on your kitchen vents.

4. Clean the dryer vents.

5. Check your weather stripping around the door. Replace or adjust if needed.

6. Service your furnace if you have not done it in preparation for the winter.

These are some of the maintenance you can have done to prolong or save you money before it gets expensive. Use this time as a reminder to do maintenance around the house.

Remember to FALL BACK 1 HOUR BEFORE YOU GO TO BED on NOVEMBER 6th or you will be early to any event the next day.

Costco comes to Frisco TX

The wait is finally over. Frisco TX residents have been talking and wishing Costco set roots here and it is happening this weekend - October 22nd 2011.

For the longest time, residents drive to the 2 closest locations to Frisco TX; West and East Plano Costco along the North Texas Tollway (off Parker) and Central Expressway (off Spring Creek).  This weekend, the drive is just as close as the North Texas Tollway and Eldorado exit.

This Costco location is next to Home Depot and (still under construction) Whataburger on the east side of Tollway and Eldorado. It also has gas kiosk.

The Frisco Costco location will be its 9th location in the Dallas-Fort Worth metroplex, encompassing 148,000 square foot warehouse space.

If you are not a Member yet, visit Frisco’s Costco’s location for a$20 Costco Cash Card for Executive membership and a $10 Costco Cash Card for Gold membership.

Miracle at Maus Middle School Frisco TX

A 7th grader Kylee Shea of Maus Middle School from Frisco TX made headline news recently went she suddenly collapsed in school. She felt short of breadth, sat down only to fall over and that was the last thing she remembered at school.

She collapsed in one of the hallways and her friends who saw her quickly rushed to find teachers to help. Two of them were gym teachers – Kristen Goodgion and Brent Reese who came to her rescue just in time. They started CPR and also used an automatic external defibrillator or AED – required in all Texas public schools to jump start her heart 2 times.

Maus Middle School was placed in shutdown temporarily when Careflight airlifted Kylee to Children’s Medical Center in Dallas.

As interviewed in the hospital, the survival rate for a child outside a hospital environment is 3%. So, for Kylee to be back to normal, in itself is a miracle, thanks for the quick response of her friends, her teachers and her doctors.

At the hospital, Kylee received a pacemaker to hopefully ensure this will not happen again.

Everyone in Frisco TX is delighted to know that Kylee is doing well and that we have awesome, quick-thinking teachers who are not afraid to use the medical technology entrusted to them.

Miracle at Maus – that’s what I’m calling it.

Frisco TX ISD raises school taxes.

Like most private and government sectors during this difficult economic times, Frisco Independent School District ISD face
budget cuts which caused it to increase school taxes to make up for some portions that were lost.

The Frisco ISD school taxes from $1.39 to $1.42 per $100 assessed tax valuation. Three-percent increase, which means the
average home of $312,736 in Frisco TX will pay approximately $93 more in property taxes as a result of this increase. This increase is expected to pay down debt on school construction loans and repairs. Currently, Frisco ISD has 4 school projects under construction.

The Frisco ISD impacts homes located in the Collin and Denton Counties:

In addition to the $16 million budget cut from education funding cause class sizes in high schools increase from 19 students to 24 students. The state funds prevented from hiring new school teachers despite a 3,000 student increase. The school property tax increase will be reflected in 2011 Frisco ISD tax bill that goes out in October.

Frisco TX Preston Rd/Eldorado Parkway Construction update

It is difficult to drive around Frisco TX without noticing the road construction projects that go on. As part of the city’s efforts to grow and expand, road construction is inevitable.

Frisco TX Road ConstructionFrisco TX has been the fastest growing city of the past decade (2000 – 2009) according to the US Census Bureau. A little over 33,000 residents called Frisco TX home back in 2000 and today, September 2010, Frisco TX has just surpassed its 110,000 residents.

Preston Road is the main thoroughfare here in Frisco TX. Major lifestyle conveniences such as grocery stores, restaurants, shopping and the Stonebriar Mall (largest in North Texas) is located along Preston Road.

Preston Road passed Main Street is undergoing major road construction and it is a TXDot funded project. Many Frisco TX residents along with residents in Prosper, Celina, Gunter and other smaller cities up north of Frisco uses Preston Road to commute daily.

For the longest time, Preston Road north of Main Street to US HWY 380 has been a 2-lane road (one North-bound and one South-bound). In late 2009, TXDot began actual road construction to widen Preston Road. At the end, Preston Road will be a high-traffic and growth corridor.

This project will cost $35 million and is expected to complete by Spring 2012. Until then, Frisco TX residents who use Preston Road to commute daily will have to endure road construction and frequent road closures. Some alternate routes include Custer Road, Independence Parkway, Hillcrest, FM 423, Tollway and Legacy Drive until Preston Road is back and fully operational again.

Eldorado Parkway is another major lane in Frisco TX on the north side. Parts of Eldorado Parkway is now widen into 6 lanes and plans to continue this effort from Coit Road to Rogers Road (just west of Preston). This project is funded by the City of Frisco and is expected to complete by end of Summer 2011.

Traffic patterns on Eldorado Parkway on this stretch has changed and motorists have been asked to use caution when driving on this street. This temporary configuration is expected to last approximately 6 months.

It will be worse before it gets better, folks! But when it does, we’d be rocking in Frisco TX!!!!
