The lowest priced home sold during the 1st Quarter 2012 was $119,000 – a 3-bedroom, 2-bath 1,800 square foot home in Preston Glen, a Bank of America foreclosure. It sold 34 days.

The highest priced home in Frisco TX sold in the 1st Quarter 2012 was $ 2.15 million – a 9,000 square foot luxury estate in Village of Stonebriar Park. It sold in 13 days.

 

Here is the breakdown of the Frisco TX Home Sales by Price Range:

61 of these transactions were cash, 329 were conventional, 100 were FHA, 20 were VA and 2 of them were owner financing.

Frisco TX definitely experienced a much more robust 1st Quarter in 2012 than the same time last year (2011) – an increase of 12.3% in number of transactions and a higher increase of 20.3% in real estate value. Frisco TX home buyers also bought more expensive homes in 2012 than 2011 (an increase of 9.1% of average home sales price and increase of 7.4% of median home sales price). At the same time, it took Frisco TX home sellers 20.8% less time to sell their homes during the 1st Quarter.

All factors indicate Frisco TX should continue this positive momentum into the 2nd Quarter as well as into the first parts of 3rd Quarter.

Low interest rates was one of the factors contributing to these robust sales. Rates as low as 3.75% for 30-year conforming loans and 3% for 15-year mortgage were some we have seen.

Buying Price Per Square Foot in Frisco TX

Home buyers and sellers in Frisco get hung up with price per square foot of home prices very often. It is not uncommon that serious home buyer and sellers as well as friends and family like to ask,

“How’s the real estate market in Frisco TX now? How much are homes sold for these days? How much are they going for – Price per square foot?”

I come from an Engineering background where speaking in “general” is really a concept I find hard to grasp. Hence, the Price per Square Foot conversation can really throw me off completely. Here’s why:

(1) There are so many types of homes in Frisco TX.

There are single family homes, patio homes, townhomes and duplexes for sale in Frisco. A home buyer can purchase either one of these property types. Naturally, it is not hard to understand each of these property type will sell for different price per square foot.

There are starter communties with homes around the $150,000 prices. There are neighborhoods that start around $200,000 up to luxury home communities up to $5 million all within Frisco TX. You would certainly assume that homes in the Million Dollar estates will not sell in the same vicinity price range of a starter first time home community.

Plano TX Kings Lake(2) Even within the same area or the same neighborhood,, there are homes with different finish-outs.

If a home in a neighborhood has high-end upgrades, (and even if the homeowner does not get a full return on investment for the upgrades), a home with granite counter tops, stainless steel appliances, hand-scraped hardwood floors, 8 foot board-on-board cedar fence, a swimming pool with  spa cannot be valued as the home down the street  that has laminate countertops, original appliances, carpet as flooring, original fence that is about to fall off. It would not be a fair assessment  to say the homes in thss neighborhood sells for $93 per square foot. Clearly the one that has more upgrades could be valued higher and  the one that has basic nominal home features is probably not worth $93 per ssquare foot.

(3) Brand new versus pre-existing

Builders in Frisco TX generally sell their homes for more than homeowners with their pre-existing homes. There is a premium to pay when you get to select the color choices, pick the desired lot, make floorplan changes, etc. A homeowner should not expect to sell his/ her home in the same price per square foot as the builders can too.

A conversation about “How Much Frisco (or this neighborhood) is going for, especially when you are referring to a specific property, or considerring an offer for a property you are about to purchase? You probably should gather all the data, market comps and solds for the specific and similar properties in the neighborhood.

How’s the Frisco TX housing market doing?

Just recently, I was asked – How’s the Frisco TX housing market doing?

I felt it was a loaded question. As if someone was getting the shotgun loaded, ready to fire (not me!) Most people want to know the answer and most people have a perceived answer that the answer is going to be bad. But they ask anyways.

My answer was, “Well, it depends on whom you are asking. If you ask the seller who sold his home in 3 days, the market is rocking. But if you ask the seller who listed his home for 6-8 months with no showings, the seller will agree with the news media that the housing marketing in Frisco TX is doing horrible. The banks are giving their houses away and the sky is falling”. I said this with love. It is hard to read body language and tones when you only have access to words online.

I’m in the real estate market, people know what I do. I get this question asked far too often. It almost seem that people are looking for a real negative answer.

“I’m busier than I’ve ever been in my real estate career”.

 

Some agents closed out 2012 their “rocking” best year ever. These are seasoned agents, not rookies, not agents just entered their 2nd or 3rd year. Then, if you ask the same question to agents who have not sold anything in 6 months, “The market truly took a nose dive”.

 

Hence, “How’s the real estate market is doing?” is a very difficult question to answer. It’s like just striking a conversation – Oh, how’s the weather today?

The home sales in Frisco TX looks relatively strong and desirable compared to the surrounding cities (Plano, McKinney, Allen and Little Elm) for November 2011. The cities surrounding Frisco (Plano, McKinney, Allen and Little Elm) also produced stable numbers in November. The performances of all numbers from all cities remains same across the board, where average home sold prices and median sold prices were lower inOctober, all the cities performed the same, as well as average days on market.

Little Elm TX – of all 5 cities around Frisco TX performed the best. Although it sold less number of houses (67 in October and 58 in November) in November 2011, it maintained it list versus sold price ratio (by far in comparison to cities surrounding Frisco TX).

Allen TX sold more homes in November (79 homes) than in October (85 homes) considering November  home sales market typically should be slower ie. sell less homes.

Frisco TX remains highly desirable choice for home buyers because the homes are new (many of which are after Year 2000). They have open space floorplans as well as features home buyers are seeking for these
days. Over the years, it looks the average and median sold home prices in Frisco TX are creating a large difference between those in Plano, McKinney, Allen and Little Elm.

The lowest priced home sold for $51,000 in Frisco Original Donation (Downtown Frisco TX). It is a single-family “older” Victorian home with 1-bedroom, 1 bathroom,  almost 700 square feet, built in 1960. It took 116 days to sell. It was short sale in Frisco TX.

Highest Priced Home in Frisco TX

The highest priced Frisco TX home was sold in Chapel Creek for $1.6 Million – a 6,500 square-foot 5-bedrooms, 6 full bathrooms, 3-car garage property with many upscale upgrades. This home is built in 2006, have lots of majestic features including a stunning backyard pool area for entertaining. It took over 1 year and 7 1/2 months to sell.

The new homes sales activity in Frisco TX have been picking up since the stagnant days of 2008, 2009 and parts of 2010. For the month of August 2011, 120 building permits were issued by the City of Frisco Building Inspection department. 23 home builders contributed to these residential new home construction.

The most active community is Frisco Lakes – a 55-or better active adult community (16 new home starts), followed by Austin Ridge (11 new home starts) and Willow Bay (10 new home starts).

Pulte Homes is the most active home builder in Frisco TX with 27 new home starts. Pulte Homes contributed to developing Frisco Lakes, Knolls of Frisco and the Landing at Watersone. Landon Homes followed suit with 18 new home starts. They contributed towards the new development of Austin Ridge, Willow Bay and Grayhawk.

A new home buyer in Frisco TX who wants to purchase a new home can expect to spend in the low $200K and as high as in the Million dollar range with Custom Home builders.

Year-To-Date YTD January-August 2010 Homes Sales Market Report for Selected Cities: Frisco, Plano, McKinney, Allen, Little Elm, Prosper & Celina

Ever feel absolutely confused about the news you hear about the real estate
market? It’s up one month, then it’s down 3 months prior……. No, the revised
numbers came up more positive than expected. Pending home sales are UP, then
DOWN? Confused enough yet???
I can certainly understand how you
feel. The truth is that real estate markets are very local. So local that we are
not only talking about “local” in one city.

Sometimes, local could mean specific neighborhoods, because some
neighborhoods are hit harder with foreclosures and short sales, while the next
neighborhood over is not hit at all. Then, within the specific neighborhoods,
there are some types of properties that are hit while others, not as bad. For
example, single-story homes within the community may sell at “regular” fair
market value but two-story homes sell at “foreclosure” prices for certain built.

Hence, take caution with the information that you read from the Internet.
Many times, it is to provide general information only. An in-depth pricing
analysis must be conducted in order to find a home its “fair market value”
.

last year. This shows that the demand in Frisco TX is still high.

slight improvements in the average sales price and median sales price. Homes
in McKinney
are taking 1 week less to sell than in the previous year.

In August 2010, Frisco TX sold 152 homes. These includes single-family homes, townhomes and duplexes in the City of Frisco TX. MLS area 55 not including the homes not in Frisco TX.

February 2010 = 118 Frisco TX homes sold

March 2010 = 196 Frisco TX homes sold

April 2010 = 249 Frisco TX homes sold

The lowest priced home sold for $77,000 in Preston Manor near
Preston and Main Street – a 2-bedrooms, 1 bathroom 2-story duplex built in 1983 at approximately 1,100 square feet. It took the seller 183 days (6 months) to sell the property.

The highest priced Frisco TX home was sold in Villages of Stonebriar Park for $775,000 – a 6,200 square-foot Frisco TX luxury home, 5-bedrooms, 6 full bathrooms, 2 half bathrooms with 3-car garage, built in 2005 located on a 1/2 acre lot size. It is a bank foreclosure and its original list price was $985,000 . It took approximately 3 months to sell.

The numbers in August 2010 may seem pretty depressing, falling 37% when comparing to the same time last year. However, the numbers as presented in August numbers were directly affected by the  Frisco TX First Time Home Buyer and Repeat Buyer Tax Credits where
buyers who made real estate purchase decisions in 2010 would have done so prior to the end of the Federal Tax Housing credit which ended April 2010 – which co-incidentally, April 2010 also was Frisco TX highest and best sales reports 22% better than the same time last year. Frisco TX home buyers are holding out longer and negotiating much harder than before. Majority are not
pressured to find a home by a certain dateline and will buy only when the right property with the right price comes along.
